The Rookery Details

The Rookery is a self catering NO SMOKING 2 bedroom 2 en-suite former cow byre. It sleeps 4 guests plus 1-2 babies, (travel cot and highchair can be provided upon request). Please advise at the time of booking. Guests are required to provide their own linen for the travel cot.

Outdoor hot tub towels, indoor towels and dressing gowns are provided during your stay! Please remember to bring suitable footwear for getting in and out of the hot tub, either flip flops or crocs etc. and warm snuggly slippers for your post hot tub comfort.

Although we are self catering we do offer initial complimentary tea, coffee, sugar, sweetner, milk pods, oil, salt, pepper, shampoo, conditioner, body & hand wash, bin bags, a sponge, tea towels, washing up liquid and toilet & kitchen roll to get you started.

We have a cesspit on site and ask that the only things put down the toilet is human waste and toilet roll, nothing else!

Please do not empty any oil down the sinks!

PARKING/STORAGE

There is free parking onsite for 2 vehicles, a shed for on-site storage for bicycles, paddle boards, pushchairs etc. This is at your own risk, we accept no responsibility for anything being stolen...although we do have CCTV throughout the estate for everyones' safety.

KITCHEN/DINING AREA

A quirky contemporary kitchen with a mix of old and new wonderfully brought together to give a feel of loft living, includes built-in undercounter fridge with freezer compartment (with ice trays) single oven, halogen hob and Dulce Gusto Coffee machine (please bring your own coffee pods), microwave, 4 slice toaster and kettle...fully equipped to accommodate four guests with dining table and church pew seating.  You should find all the usual cooking paraphernalia you should require for your stay.

LOUNGE

The spacious lounge area is a great example of quirky industrial contemporary living. There is a comfortable leather sofa, coffee table, 50” Smart TV ( access to Netflix, Amazon etc. (with you own account). There's access into the private back garden from the lounge through double doors, accessing the outdoor seating, table with built in fire pit, bbq and private hot tub.

BEDROOMS

The barn has two spacious, well-designed en-suite bedrooms. The first of the bedrooms is a master room with king sized bed, beautifully decorated in an Art Deco style. It has a built in wardrobe with plenty of space. The en-suite consists of a double shower with waterfall head, wash basin anti fog light up vanity mirror and toilet.

The second bedroom also has a king size bed and is again decorated in the Art Deco style, although this bedroom is smaller it has a vaulted ceiling making it feel very spacious. The en-suite shower room is private and accessed via a sliding barn door, consisting of shower, basin & toilet.

Both bedrooms have storage for hanging your clothes, drawers and a dressing table. There are hairdryers in each bedroom and an iron & ironing board in the bigger of the bedrooms. There's also a clothes horse for drying your towels between uses.

PRIVATE GARDEN

The private enclosed back garden is a secure area with sole use of the hot tub, barbeque, and rattan table and chairs with integrated fire pit for 4 guests. Perfect for you to enjoy an alfresco breakfast or a sundowner or two in the evening. Enjoy cooking al fresco on the gas bbq, enjoying a few drinks and a dip in the private hot tub! There is a lovely ambience in the garden with festoon lighting, up lighters, and water feature.

There's a dog wash station in the garden to wash off muddy paws and boots.

DOGS/FIELD

Guests are welcome to bring their beloved four legged companions with them (maximum 2 medium size dogs), we don’t accept large or extremely hairy (moulting) breeds. We provide a medium sized dog bed and food bowls. We have a 6 acre field for you to have a walk or play around with your pet, please bring poop bags and clean up after them. Please flip and secure the sign on the gate to red when you are using the field (so others know it's occupied) and back to green when you have finished using the field. There's a poop bin near the field entrance gate.

There is often live stock in adjoining fields please make sure your dog does not intimidate them and put them on the lead if they can not behave as not to scare the animals. Please allow our dog walker (if we're away) priority access to the field due to her being on a strict dog walking schedule. Thanks for your understanding!

GUEST ACCESS

On-site parking is available for a maximum of 2 vehicles. We try to be here to greet you and show you to your accommodation but if for any reason we can not greet you on your arrival, details will be sent via text message on how to obtain the key a couple of hours before arriving.

CHECK IN

Check-in is from 4pm.

Check out is STRICTLY by 11am on the day of departure, so there’s enough time to turnaround The Rookery for the next guests.

PLEASE BE RESPECTFUL

There is an 11pm noise curfew on the estate. No parties are allowed, we’re not party poopers but this is our home please be respectful that we get up to go to work. This is a working farm, not with animals but my husband and I both work from home so there is coming and going of vehicles and people during the day.
